Transactions take too long, developers waste time on abortive work, landowners miss opportunities or are taken advantage of - and overall, too much potential goes unrealised where deals that should happen simply don't.

Our formation

We saw this playing out across the industry - fragmented data, opaque processes, and too much time spent on the wrong sites/buyer. There had to be a better way to connect the right developers with the right opportunities.

2020-2021: Discovery

There had to be a better way to source off-market sites

Developers were drowning in irrelevant leads while genuine opportunities sat hidden. New technologies were available but not integrated into developer workflows. Dan Robinson started to support developers with their land sourcing, increasingly seeing these inefficiencies first hand - so Dan started testing whether there was a real business opportunity in fixing it.
The answer was yes, there was.

2022: Starting a Business

Connecting developers with landowners ready to transact

With first investment secured, the business was launched (known at the time as VirginLand). This wasn't about building a portal - it was about proving that developers valued a full-service approach. The team grew, technology was built, and real deals started happening.
The model worked. Developers wanted more than just site identification - they wanted the entire journey handled. Landowners on the other hand starting approaching us directly - asking us to provide our thoughts on what their land might be worth, what its best use case might be, the potential route to planning and introductions to credible & well-suited buyers.

2023-2024: Validation

Refining what developers actually need

With clients seeing results and deals actually happening, the focus shifted to refinement. What started as educated guesses about developer and landowner needs became proven insight. The team expanded, processes sharpened, proprietary technology began to be built and the full end-to-end service model was validated across residential, commercial, and energy sectors.
The business now had real traction.

2025: Verafind

Category-leading ambition backed by strategic investors

This is where it gets interesting. The same comprehensive service - site identification, landowner outreach, planning support and insights, developer matching, deal progression - still driven by people, but now both powered by AI and technology, as well as backed by strategic investors who see the value of what we're building.
