From one idea to a full acquisition team.

    An idea

    There had to be a better way to source off-market sites.

    Dan Robinson set up Democ to support developers with their land sourcing. Search after search, he saw the same problem: developers drowning in irrelevant leads while genuine opportunities sat hidden, and new technology that never made it into their workflows. Democ became the test of whether fixing that was a real business. It was.

  2. 2022 to 2024VirginLand by Ringley
    Proof of concept

    Connecting developers with landowners ready to transact.

    VirginLand by Ringley launched in 2022, co-founded by Dan and the property and asset management company Ringley Group, which provided the first investment. The team grew, our own technology took shape and real deals started happening, with landowners coming to us directly too. The full service was proven across residential, commercial and energy, and in 2023 Dan was named a Property Week Trailblazer.

  3. 2025 onwardsVerafind
    Growth

    Backed by strategic investors.

    VirginLand became Verafind in late 2025. Ringley Group sold its majority stake and a consortium of investors came on board, backing the next stage: stronger AI, better data infrastructure and, in time, expansion into Europe. Today we are a team of land, planning and technology specialists in Brixton, working across more than 25 sectors with our own client portal and AI planning tools.
